About this task
This proptech company in student housing (51–200 employees) is looking for a director Fractional COO for a single piece of work with a fixed scope and a fixed price. Weekly, monthly and quarterly meetings and metrics that run the company.
The work is too small to justify a hire and too important to leave to chance. It works in real estate and construction, where project documents change often.
The team sits in Davenport. Everything can be done remotely; an occasional visit is welcome and never required for the first month. You choose your hours; nothing is scheduled except an occasional short call. About 1 hour a week should overlap with the team's day (CT).
What you deliver

- The finished deliverable in the agreed file format, with sources and assumptions listed
- A final note stating what was checked and what was left out of scope
- One round of edits after the company's review is included
How the work runs
- Day 1: kickoff call and access to the files
- Days 2 to 8: the work, with questions answered the same day
- Last day: delivery and a short walkthrough
Duration: 1 to 2 weeks. Accepted when the output matches the agreed checklist and the sample check passes; the recruiter confirms by e-mail.
